TERMS & CONDITIONS

Ino Villa Spetses Island

Please read carefully

1. BOOKING POLICY 

A Non-refundable down payment of 50% of the property rental cost must be paid and the booking form must be duly signed in order for a reservation to be guaranteed. We can only confirm a booking as soon as the deposit is received in full. The remaining 50% is due 2 months before occupancy begins.

Should the booking be made two months or less before occupancy of the property, the rent is due in full at the time of booking.  Should you fail to complete payment by due date, this will be treated as a cancellation by you, with no refund of money already paid, or compensation of any kind owed to you, (see clause 3 below).

A booking is made when the Owner confirms the tenancy, upon receipt by the Owner of the money due. A week means seven nights, with arrival on Day 1 not before 16.00 p.m, and departure on Day 8 not later than 10.00 a.m

Excluded  from the price are: Tips, telephone bill, breakages, loss and damage etc., food, drink and household shopping, including victualling of any live-in staff, any extra  requests.

2. CANCELLATION BY GUESTS

i. Where you cancel through no fault of the Owner, or for personal reasons of health, convenience, work commitments etc, no refund will be given. In some cases, money paid by you may be applied to a future booking but this is solely at the Owner’s discretion and subject to convenience.

 

ii. Early departures by you or any of your party, where the Owner has not agreed and is not at fault, will not be refunded. (See Clause 6 iii. below) Where you cancel or leave early through fault of the Owner, a maximum of a full refund for the appropriate period will be paid.

3. CANCELLATION OR ALTERATIONS BY OWNER

Although it is unlikely that we will have to make any changes to confirmed arrangements, it could occasionally happen, and we will advise you at the earliest possible date.

i. If the Owner has to cancel all or part of a booking due to his fault or negligence you will be offered a full refund of any money paid.

 

ii. If you are in breach of Contract, the Owner may cancel or curtail the booking even after occupancy has started, with no liability for refund, damages or for provision of alternative accommodation.

 

iii. Irrespective of fault or negligence, in connection with a cancelled or altered holiday, the Owner will not be liable for any costs, losses or inconvenience to you, and all payments from the Owner to you are strictly limited to the amount of money received by the Owner from you.

 

iv. If the booking  has to be entirely or partially cancelled by either you or the Owner due to Force Majeure where such circumstances make it impossible for the rental period to take place as contracted,  the Owner may at his discretion offer an alternative date for the rental or a full or partial refund, excluding any costs incurred by the Owner in respect to your request. There is no obligation though on the owner’s part to do so in cases of Force Majeure. Force majeure means that the Owner will not pay you compensation if they have to cancel or change your booking in any way because of circumstances beyond their control. This can include for example;  economic crisis, war, threat of war, terrorist activity and its consequences or the threat of such activity, riot, the act of any government or other national or local authority, industrial dispute, natural or nuclear disaster, fire, earthquake or any similar event.

v.Late arrival at or early departure from the villa due to travel disruptions and/or adverse weather conditions are excluded from this, and no refund will be made.

4. MINIMUM RENTAL PERIOD

For weekly rates, minimum stay is 1 week. Exceptions may be allowed depending on the property and availability. Surcharges may apply.

5. HOUSE OCCUPANCY

Only those persons stipulated on the booking form may use the property. Subletting and/or reassignment are strictly prohibited. The number of guests must not exceed the maximum number indicated in the booking form. Should the owner find that more than the specified number of guests is occupying the property he will be entitled to ask the clients to vacate the property immediately.

6. CHANGES AND COMPLAINTS

i. There may sometimes be minor changes made to a property, such as a change in furnishings or temporary minor plumbing problems. Minor changes are changes where your enjoyment of the property cannot be reasonably said to have been substantially affected, and do not give you the right to cancel a booking or ask for a refund.

ii. Major changes are when your enjoyment of the stay is significantly adversely affected, where the Owner is at fault or has acted negligently, and could have reasonably foreseen or prevented those changes. You will then be entitled to a full or partial refund.

 

iii.In the unlikely event that you are dissatisfied with the property in any respect or otherwise have any reason to complain, you must advise the Owner or the Owner’s representative as soon as possible. You must allow the Owner or his representative sufficient opportunity to investigate and, where appropriate, remedy the situation. This is likely to necessitate the Owner or his representative or another third party (such as workmen) having access to the property which must be allowed. (See clause 2 ii – early departure/cancellation.) In the event that you remain dissatisfied and wish to pursue the matter further, you must advise the Owner in writing and in any event within 30 days of the end of the letting. No liability will be accepted by the Owner in the event that the Tenant fails to comply with these requirements.

7. ARRIVALS AND DEPARTURE TIME

Arrivals and departures are on Saturdays only, unless otherwise agreed upon at the time of booking. Check-in time is 16:00 p.m. Checkout time is 10:00 a.m. (unless otherwise agreed). We cannot guarantee early check-ins or late checkouts unless confirmed by us in advance.

8. PROPERTY DAMAGE

The guest who signs the booking form is responsible for the correct and decent behaviour of his party. Guests are responsible for any loss or damage caused to the property or its contents and is required to report any damage to the owner and to bear the cost of repair or replacement.

If you wilfully, recklessly or negligently causes any damage or injury to any person or to the property or its amenities, you agree to compensate the Owner for any costs incurred by you in replacing or repairing the damage or injury, and to indemnify the Owner for any loss he may suffer as a result of such damage or injury, including legal costs.

The property should be left in good repair and undamaged by the guest upon check out, it will be thoroughly examined and an inventory taken on your departure, and if it is not left in a suitable condition, it may be necessary to charge the guest for costs to cover extra cleaning, repairs or replacements. We also recommend you inspect the villa on arrival to ensure that it is in order. Should guests behave disrespectfully towards the property and its contents, the owner reserves the right to ask all guests to vacate the property immediately.

9. SECURITY DEPOSITS

i. A security deposit of 3,000 Euros will be required from you to cover loss, damages or breakages during your stay, plus any other costs that you might incur. For bookings longer than one month the deposit is set at 10% of the total price.This amount, minus any appropriate deductions plus bank charges for any damages or payments made on your behalf, will be held and returned to you as soon as the Owner has verified the level of deductions, if any, which should happen within 14 days of your departure.  In the case of a dispute, this amount will be held by the owner until resolution of the dispute.

ii. The Owner accepts no liability for loss or damage to you or any of your party, or to their property, where such loss or damage is due to circumstances that he could not have reasonably have been able to foresee or prevent, or where such loss or damage is a consequence of your actions.

10. ENTERTAINING AT THE PROPERTY

Parties and other functions involving a large number of invitees are prohibited unless fully approved by the owner in advance. ln the event of unauthorized use of the property in such a way, the owner has the right to ask all guests to vacate the property immediately and the security deposit will be fully forfeited until all applicable claims are fully assessed.

11. GUEST INJURY DISCLAIMER

We will not be held responsible for any accident or injuries to guests, their guests or their children during their stay under any circumstances.

12.INSURANCE

It is suggested that your party is covered by comprehensive travel insurance including coverage against trip cancellation and against personal injury. The appropriate coverage can be purchased at the time of the booking. Please contact your travel agent, travel consultant or insurance broker about this. 

13. CHILDREN

Children are welcome. Please notify us at the time of booking if there will be any children in your party and their ages.

14. PETS

Pets are not allowed on the premisses.

15. SWIMMING POOL

The swimming pools will be kept clean and operational by the property staff.

16. MAID SERVICE

The property will be cleaned at the beginning of the rental period, before arrival. However, guests should leave the property in good order at the time of their departure.

Live-in housekeeper service is available for the months of July and August, High Season. Daily housekeeping for Shoulder Season and Low Season. If you wish to have additional  help we can organise an extra live-in or external housekeeper at an additional cost. All house rules apply to all staff members of the Villa - *(Please see house rules). 

17. PHOTOGRAPHY

Photographs taken of the property may not be published through any medium, nor used or sold for profit, unless the Villa had been booked for a professional photoshoot, under a signed agreement.

18. REDUCTIONS

No reductions or credit notes will be given under circumstances amounting to 'Force Majeure'. ln the above, 'Force Majeure' means war, threat of war, riot, civil strike, industrial dispute, terrorist activity, accident, natural or nuclear disaster, fire, airline failure, closure of airports or ports and adverse weather conditions or temporary pest problems at and around the Villa or any other event, situation, incident and natural causes outside our control.

19. VALUABLES

Valuables left at the property are at the risk of the guest. The owner and the property staff cannot be held responsible for their loss or misplacement. No responsibility is accepted for any loss of personal items while staying in the property or after departure. The owner will not be liable for any loss or injuries resulting from use of the villa, pool, or in any part of the property how so ever caused. All guests must follow the rules and notices of safety matters, use common sense and parents must supervise their children at all times.

20. GOVERNING LAW AND JURISDICTION POLICY

i. If any part of the Terms and Conditions is found to be unfair or unreasonable, the remaining clauses will still be valid. No waiver of any term or condition will be effective unless made in writing and signed by both parties.

 

ii. In order to comply with Greek regulations, some villa owners may require an additional document specifically to confirm the net accommodation charge (the invoiced sum minus any fees for agencies, concierging, staff services etc.)   as opposed to the invoiced sum you have paid, which does include the above. You hereby authorise an appointed third-party consultant in Greece to sign such a document on your behalf if this is needed. This does not affect the terms and conditions or any refund or payments in this agreement.

 

iii. These Terms and Conditions and matters arising from them shall be governed and construed in accordance with Greek law and is subject to the jurisdiction of the courts of Athens Greece.

23. TELEPHONE OR INTERNET SERVICES

Almost all villas provide telephone or Internet services unless otherwise specified. Furthermore, even if the villas provide wi-fi services we cannot guarantee that we will be able to re-establish the wi-fi connection in the event of any technical problems.

24. ELECTRICITY AND WATER SUPPLIES

Since the villas are located in an island, electricity and/or water shortage instances may take place in some occasions. We do not take responsibility for any such events or disruptions outside our control and we cannot guarantee re-establishment of the supply.
